Nightly, weekly or fortnightly cleaning for offices, studios, retail floors and strata common areas — worked after hours, so nobody spends their afternoon around a vacuum.

The same crew attends every visit, which matters when there are alarm codes, swipe zones, confidential paperwork and equipment nobody should be moving. We log each attendance, flag anything that needs your attention, and invoice monthly in arrears. No lock-in contract — thirty days' notice either way, from either side.

Infection-control cleaning for general practices, dental and allied health, day surgeries and hospital wards — cleaned in a fixed order, from the lowest-risk area to the highest, so nothing travels the wrong way through the building.

Microfibre is colour-coded by zone and never crosses between them. Clinical surfaces, treatment chairs and high-touch points are disinfected with a TGA-listed hospital-grade product at the labelled contact time, not wiped and rushed. Every attendance is signed off on a cleaning record you can put in front of an accreditation surveyor.

Clinical and sharps waste stays with your licensed contractor — we re-line the bins and never handle the contents. Tell us what your site requires for induction, immunisation and confidentiality and we'll have it in place before the first visit.

Hot water extraction that lifts embedded grit out of the pile rather than pushing it further in — run after hours, with a low-moisture finish so the floor is walkable that evening and dry for the morning.

Traffic lanes and spots are pre-treated by hand before extraction, and settings are matched to the pile: loop, cut pile, wool and solution-dyed nylon are not the same job. Where the building can't give up a whole night, we'll encapsulate instead — it dries in under an hour and holds a high-traffic floor between full extractions.

The old finish taken back to the substrate and fresh sealer and polish laid down on vinyl, VCT, lino and sealed concrete. Booked over a weekend or a shutdown so the floor is properly cured before anyone walks on it.

Stripper is mixed to the dilution the existing finish actually needs, edges and corners are cut in by hand rather than left as a dark border, and the floor is neutralised, rinsed and dried before a drop of sealer goes down. Coats go on thin and get their full cure time — that is the whole difference between a floor that holds its gloss for a year and one that greys off in a month.

We'll also tell you when you don't need it. A floor with its seal intact usually wants a scrub and burnish at a fraction of the cost, and we'd rather say so than sell you the bigger job.

Post-construction cleaning on new builds, fitouts and refurbishments — from the rough clean once the trades are off, through the detail clean before handover, to the touch-up after defects are closed out.

Builder dust doesn't come off in one pass, so we don't price it as though it does. Render, plaster, silicone, adhesive, paint spatter and protective film all come off glass, frames, fixtures and fittings by hand. We stage the work around your program and your other trades rather than asking for the site to ourselves.

Crews hold a white card and are site-inducted; SWMS and certificates of currency come to your supervisor before we start, not after somebody asks.

Driveways, car parks, loading docks, footpaths, awnings and building exteriors washed back to the colour they started as — with the pressure matched to the surface rather than turned up until something happens.

Concrete gets a rotary surface cleaner rather than a hand wand, which is the whole reason it comes up evenly instead of wearing the striped look you see on half the car parks in town. Render, painted walls and roof sheeting get soft washing instead — low pressure and the right chemistry — because a jet strong enough to shift lichen is strong enough to strip paint and push water in behind a wall sheet. Oil, gum, tyre marks and lichen are treated before the wash rather than blasted at afterwards.

We'll also tell you when a wash won't fix it. Some staining is in the slab rather than on it, and no amount of pressure brings that back — sealing or resurfacing is the honest answer there, and we'd rather say so than take the money twice.

Long day care centres, kindergartens, preschools and out-of-school-hours rooms cleaned after the last child has gone home — so the floors are dry, the room is aired and nothing is still wet when the doors open in the morning.

Everything a child puts their hands or their mouth on is treated as a high-touch surface: tables, chair backs, door handles at their height, cot rails, nappy change benches and the toys themselves. Products are chosen for what they leave behind as much as what they remove — child-safe, low-odour, rinsed where the label asks for it, and never stored anywhere but a locked cupboard.
